Brittons Farm and cottages sleeps 20-30 Hot tub in Bitton, England South West

Brittons Farm Estate is a stunning 17th Century farm house with adjacent cottages, which comfortable sleeps 20 – 30 guests. Set in 45 acres of land the accommodation sits around an inner courtyard garden which is a sun trap in the summer months.A large hot tub, dining and leisure seating is present on the upper terrace, all over looking the pretty inner courtyard with lawns, hedging and pleached trees.The property is just four miles from the world Heritage centre of Bath.

The space
The main house features underfloor heating which makes this property extremely cosy in the winter and because of its thick walls, cool in the summer months. All bedrooms have sky TV and have ensuite bathrooms with the exception of the guest room and twin room which share a large family bathroom with wet room and bath. We stock each bathroom with THE WHITE COMPANY niceties and each room has a hair dryer .There is plenty of space for groups with a large lounge in the main house with a stunning fireplace, dining hall that seats up to thirty with an inglenook fireplace, a breakfast room, snug with TV games. The cottage forms part of the courtyard and has its own secondary well equipped, three of the bedrooms in the courtyard have interconnecting doors which makes this property extreemly versitile. There is a sofa bed in the lounge which has its own bathroom on the lower floor.The Haybarn is tucked away to the side of the cottage,it features underfloor heating a wonderful bathroom/wetroom, a sofa bed in the seperate lounge. There is a small barn available for yoga etc, please note it is not heated but perfect for the summer months

Getting in:
Whilst you are free to roam the 42 acres of land there are horses in paddocks, if walking through a field gates must be closed. The stables are out of bounds.

Long-defunct bell pushes can be found in most rooms, including some bathrooms; a reminder of a bygone era. Relive a time when enormous bath tubs and dressing for dinner were de rigeur.The house is the perfect place to celebrate a birthday with children and grandchildren wholl be delighted to see hares in the garden in the mornings and startled deer in the overgrown orchard??my children say the house is perfect for hide and seek.Younger folk may enjoy darts and table tennis in the garage, proper table football in the cloakroom and watching movies with the projector (attach your own games console) or the possibility of a hot tub after a barbecue at the fire-pit on the terrace. Others may roll up the rugs and put the bang & olufsen on max and dance!..no neighbour worriesHOUSE & GARDENSThe building was conceived in 1913 and finished in 1915, designed by the Chance family, who were wealthy merchants involved in the local textile mills (worth a visit). They started building the house on the small hillock opposite but changed their mind and opted for the more solid rock that permits substantial cellars.During my work on the house, I have learnt how much the Edwardians loved fresh air. There is an elaborate venting system that resembles in parts one of those pneumatic tube transport devices. Nowadays I try to keep the air from coming into the house but the eleven fireplaces and forty-four doors often conspire against me.However, the illusion of being outside when indoors extends beyond the air vents. In the handsome dining room, William Morris wallpaper meets wisteria creeping in at the windows, creating an impression of a real and an imagined garden intertwining.The enormous family portrait on the dining room wall was painted by John Walton (my father) in 1957. Sharp eyes will notice that he is in the picture, holding a paintbrush. The wonderful fireplace and decor make this a room that can be as formal as you wish, or the perfect size for long board games or late-night poker sessions.In the ground floor cloakroom there is a magnificent thunder box lavatory and large double sinks. Pride in plumbing is a leitmotif of this mini mansion.From the master bedroom with its interesting en-suite bathroom, there is a view on all sides over miles of wide, open landscape, with both the North Pennines and Lake District omnipresent. Today you can enjoy these views just as the original owner, Mr Chance once did. Nothing but nothing has changed!The house once had its own grounds, river, farm, greenhouse, stables and garaging for a multitude of vehicles. The river is approached by deeply sunken steps that are almost tunnels through the undergrowth and after a short hop past the cows you may find the eels and sea trout that my children loved. The cliffs here are particularly dramatic and totally unexpected, formed from an outcrop of very fine-grained, orange-red ??Kirklinton?? sandstone. Kingfishers live here and, if you are lucky, you might catch a flash of blue as you wade to the mini island at low flow.Clift Hill swallows children ?? you will get just occasional sightings. An old school bell sits on the front porch for you to summon them to supper.Houses like this are familiar to anyone who has ever watched a period drama and being here, in the spacious, elegant rooms, the Edwardian period comes alive. The original teak sink for washing your crystal is still there as are so many other features. If you can work out why there are sliding locks on the outside of so many doors or why there are arches in the interconnecting bedroom, please let me know!THE AREAFor walkers, Hadrians Wall, a world UNESCO site, crosses 10 minutes from the house and of course, we are a short drive from the Lake District National Park and also the North Pennines Area of Outstanding Natural Beauty. An abundance of maps is available. Nearby is the Great Border city of Carlisle, an ancient settlement with Roman discoveries still emerging. The cathedral alone is worth making the journey for, with stunning misericords and a magical ceiling depicting the heavens in midnight blue silk studded with gold stars.In the nearby countryside there are some enigmatic stone circles – including Castlerigg, dating from 3000 BC, which has bracing views of Helvellyn in the background ?? and Long Meg and Her Daughters, a Bronze Age stone circle near Penrith.For rail enthusiasts, remnants of the days of railway glory are all around, with the old Waverley Line route still available for unofficial exploration just up the road at Kirkandrews-on-Esk, where incidentally is the most beautiful, quite long and scary suspension bridge (max. 5 people).LOCAL HISTORY1915 context – the year of the house was also the same year the British ran out of Artillery Shells and a huge factory was built around the corner at Gretna for women manufacturing Cordite – Known as the Devils Porridge.The area is also rich in other recent and ancient history, lack of redevelopment means that there is much to see and imagine. With maps you can cross and recross the river Lyne at all the historic fording points – we have found old cart wheels. Great little local walk through private woodlands leading to Hidden River Cafe (amazing full meals), ask for detailsClift Hill stands apart, literally and metaphorically, from the other buildings in this area ?? the house appears on the horizon long before you reach it. All around are the so-called ??Debatable Lands?? ?? neither Scottish nor English for many centuries, families simply picked a side. You were either with the Grahams or the Armstrongs, battling for cattle, land and loyalty. PRACTICALITIES: Clift Hill is a great landmark, easily sleeping 16 people in 9 bedrooms (one in loft has reduced privacy) and there is a sofa bed in sitting room.The grounds contain a stable, fruit bushes and orchard. There is a fun area adjacent to the driveway with trampoline, zip wire and often a slackwire. The views are of the unspoilt Cumbria countryside loved by Wainwright, and the Rivers Esk, Eden and Lyne are nearby.The local linear settlement of Longtown is unrepentantly stuck in a time warp and not at all twee. You will find the basics here. The hardware shop – John Graham – has those bygone parts you need and is worth a visit.There are pubs in Longtown and neighbouring Smithfield but the best food is just along the river at the Hidden River cafe – a lovely 20 minute bike ride away. MORE ON THE HOUSE HISTORYFrom auction records at Sothebys it is evident that Mr Chance liked his art and no doubt appreciated Ruskin. We have returned most of the house to an appearance that he, William Morris or Burne-Jones might have appreciated if alive in 1915: still lots of oak and proud metal work together with a smattering of stained glass. Many of the artworks on the walls of Clift Hill today are by family members, from portraits through to abstracts.Today, the house is slowly regaining the glowing vitality it enjoyed in the lifetime of its enigmatic original owner. It offers a unique chance to step into the world where servants were on the way out and central heating was on the way in. The original floorplan is retained and the numerous doors and two staircases often make you feel as if youre participating in a West End farce. Visitors often find themselves congregating in the large kitchen with its Aga, two sofas, and old bell system for the servants still visible. Outside The house was originally approached via a private drive across the fields from the A59 (main road). The back of the house was originally the front of the house. There is a large flat croquet lawn at the front door side of the house with parking for 12-15 cars. A gravel drive runs round the edge of the lawn. Mature specimen trees are dotted around. A hedge round the garden provides privacy. This side of the house is accessed through electric gates. (The code will be supplied after reservation)We have built a swimming pool and patio on one side of the house. This is only for use in Summer, when we heat it to 25-30 degrees. There is also a hot tub and large patio area with 3 tables and plenty of seating. A gas BBQ also.On the other side of the house is a mature parterre and sunken garden. At the back of the house, (front as you approach it!), is additional parking for 6-8 cars behind manual gates and flower beds. A garage block has been built in the grounds. This has a tesla charging point, which is available by prior request (a small charge will apply) and an annex above. The annex has a double bed, sofas, shower room, Kitchenette and is available by prior booking for an extra charge.

Getting in:
This is our own home and we would close off one downstairs room to house most of our gear etc. The rest of the house would be available for use.

Three properties each with its own optional salt water hot tub, each sleeps 6 people. Granary is well suited to persons who are challenged by their mobility. The ground floor is wheel chair friendly, with wide door openings, all facilities are on one level. The cottages combines a robust eco-friendly ethos with a high standard of accommodation to provide guests with everything needed to relax and unwind.

The space
Sitting in a beautiful rural location just ten minutes from historic Stratford-Upon-Avon, and five minutes from the popular Gastro pub of the year, The Broom Tavern. This welcoming holiday base is an excellent place for exploring Central England. With space for 3 x 6 people in three king-size, four double, six single beds in nine separate bedrooms across three separate properties. Each property is adjacent to each other and has its own garden. Therefore you can be together or have your own space or a mix of the two. There is ample secure off road parking. Open-plan stylish living area with plenty of space to cook, dine and relax in each of the three kitchens which are well equipped with microwave, electric oven/hob, fridge, freezer, a good complement of utensils and cooking equipment and granite worktops adding a touch of luxury. Comfy seating allows you to relax in front of the wall-mounted television with Freeview channels to each of the open plan living areas and to each of the nine bedrooms.

Getting in:
Guests are welcome to access all parts of the farm apart from the owners garden, house and barn unless taking part in a workshop. There are many local walks to try with mini laminated maps in the properties to help you track your route. The sheep on the whole are tame and love to have some fuss and a good head scratching. You are welcome to collect your own eggs for breakfast and instructions on how to do this can be found in the honesty stall by the children’s play park. Before you arrive we will notify you how to gain access through our electric gates. This helps to keep children safe, they are free to run around safely but must be mindful of others when letting off steam.

Add A Salt Water Hot Tub to your Stay?There is a salt water hot tub to the Granary, Shepherds View and Coach House gardens. It is available for your own personal use at an additional cost of ?150 per stay per hot tub payable locally. We empty the Salt water hot tub and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied. ?We have chosen a chemical free Hot spa which is in line with our green policy. ?It is a fantastic place to sit at night watching the stars.Dog Facilities.Please note before your pet is allowed to come on your holiday with you there must first be a conversation with us. We need to know the size, age and breed of dog and that you agree to our terms & conditions as detailed below.With prior consent we do accept a maximum of 2 dogs to the Granary and Coach House. They must be fully vaccinated. They are not allowed in any of the carpeted areas nor on the furniture, this basically excludes the bedrooms. Please do not use the bed throws for the dogs they are nightmare to get the hairs out of. You have gated access to the property and a private garden for tiny dogs they may be able to squeeze through the rails, so it is your responsibility to be vigilant when they are in the garden. We ask that you bring provision to towel down your dog after walks etc. We have a dog poo bucket to enable you to clear up after your dog. Dogs are not to be left unattended in the property. Provision must be provided by you for sleep time. They must be kept on a lead around livestock. There is an additional charge of ?50 per property payable locally.Air Rifle shootingWe can offer Field Target Air Rifle shooting and coaching from beginners upwards. The cost for the activity is just ?50 per hour for 2 guns for as many people as you like payable locally. All persons must have the ability to follow basic instructions and be mindful of safety. Children must be accompanied. Availability is dependant on your and our time and of course the weather. Farm work: There is the opportunity to get involved in sheep work and chicken husbandry. Sheep work is particularly interesting during lambing which generally starts on and around 1 April. Collecting eggs for breakfastThis is dependant on the time of year. Hens dont lay as many eggs during the shorter winter days. Please feel free to collect your own eggs for breakfast. You will find instructions in the honesty stall located by the childrens play park.Honesty stallLocated by the childrens play park. This is where you can find all you need for lighting your BBQ and Kandi fire bowl. Please deposit your money in the bird box located on the stall.Pizza Evening experience additional fee applies.
