This beautiful period property dates back to the Strode-Barrington family who lived here in the 16th century.  It has been recently renovated to offer modern amenities in comfortable historic surroundings.  The drawing room offers a large socialising space with deep comfortable sofas, a games table, bar and additional seating.  There are a selection of board games, a games console, Netflix and other streaming services alongside the wireless broadband.  The bedrooms offer plenty of accommodation for up to 18 guests (2 additional guests can be accommodated on request) with 7 bedrooms, most boasting ensuite bathrooms.  The bedrooms offer such features as four poster beds, pearl inlay woodwork, intricate carved headboards and a log burner. The dining room offers seating for 14-18 guests around the large dining table with plenty of crockery and glassware for all.  The kitchen has an American style fridge freezer, a separate free standing drinks fridge, a dishwasher and electric cooker all fitted around the worktop manufactured from recycled glass bottles.   The 6 bathrooms have been recently updated with beautiful Calacatta marble and limestone alongside new fittings.  The leisure facilities offer something for everyone.  Whether it be the large premium hot tub with jets, fountains and waterfalls, or the games room with something for all ages.  This property offers the perfect place to celebrate with your friends and family.

Open the main front door into a stunning spacious hallway to access to all of the ground floor rooms. Featuring 7 bedrooms, kitchen with large fridges and dishwasher, dining room with large dining table and drawing room for entertaining, this has everything you would need for your country escape. The drawing room is a generous 32m squared and offers a fireplace and beautiful large windows. The bedrooms feature tall ceilings, original features and beautiful furniture. The dining room has a large farmhouse dining table. The kitchen boasts an American style fridge and freezer, a separate drinks fridge, a dishwasher and electric oven.

The lounge is large and light, features an original fireplace and can be used as one of the bedrooms if required. The games room offers a good selection of games in addition to the games console and board games available in the drawing room. The garden is large and offers space for outdoor games to keep all of the family entertained.

The property is for your exclusive and private use during your stay.

Guest Access

You have your own private entrance which allows 24 hour check-in, we leave the key in a lock box (code supplied via email).

Interaction with Guests

We are available via call/text. We like to give our guests as much privacy as they like, therefore the keys are left in a secure location so you can check-in and check-out whenever you wish.

The Neighbourhood

Downside is located between Wells, the smallest city in England and the charming historic market town of Frome.  There is a huge array of local activities including Wookey Hole, Cheddar Gorge caves, Longleat Safari Park, museums, water based activities and much more. Wells is just over 10 mins away and has a huge amount to offer for any group of friends of family. Bath is around 25 minutes from the property (subject to traffic) and has an array of cultural sights and vibrant nightlife. Frome is 20 minutes away and offers access to a great selection of eateries, markets, parks, walled gardens and old cobbled streets.

High granite tors, prehistoric remains and enchanting hamlets and villages make Dartmoor a very special place.FOR CHILDRENWithin 20 minutes drive are the Woodlands Adventure park, the Pennywell Farm and adventure park, the River Dart adventure park and numerous smaller attractions for sunny and not so sunny days.GARDENSThere are half a dozen National Trust properties and gardens within easy reach of Fletchers and a day trip away are the RHS gardens at Rosemoor, the world famous Eden Project and the Lost gardens of Heligan. During the summer months there are many private gardens open as part of the National Gardens Scheme. Look for the yellow signs.TOWNSTotnes is the nearest town to Fletchers, famous for it’s eclectic and alternative lifestyle but with a great range of independent shops and a refreshing lack of chain stores. Its Norman castle, medieval Guildhall and many Elizabethan buildings stretch down to the River Dart. Lively and different Totnes has a twice weekly market and a great selection of bars, cafes and pubs with regular live music. Nearby at Dartington is the famous hall, gardens and arts centre as well as the Cider Press craft and shopping centre.Dartmouth at the mouth of the River Dart is the place for boats large and small with a good range of shops, pubs and restaurants. The castle, museum and the famous Britannia Royal Naval College are all worth a visit.Kingsbridge at the head of its estuary is a good stopping off point on the way to the beaches of the south and west coast of the South Hams while Salcombe is a mecca for sailors. Getting in:
Guests are able to walk through the nearby fields and streams as it’s owned by Fletchers Combe (70 acres). However, please bear in mind that we rear livestock so make sure to close gates behind you and don’t harm the animals!

The space
The Manor is located to the south of the historic fishing village of Flamborough and approached via private road through open farm land and woods culminating at grand wrought iron gates. The final approach up the sweeping gravel driveway through well maintained gardens brings you to the extensive parking area to the front of the property.

Invergare Castle is both formal and welcoming. A ten minute drive to the village of Luss and 10 minutes to Cameron House for fine dining at Martin Wishart’s newest restaurant.Over the hill are some of the finest golf courses in Scotland- the world-renowned Loch Lomond course and the Carrick. The scenery around this part of Scotland is breathtaking and it is just over an hour form Inveraray.At the top of Loch Fyne- is the original Loch Fyne Oyster bar which makes it the perfect place to have lunch after a walk.There are very good restaurants nearby – Riverhill Coutryard, PJ’s kitchen, The Wee Kelpie, La Barca and The Akash to name a few.The cafe at Rhu marina and the Ardencaple bar and restaurant are just a 5 minute stroll.For keen hill-walkers, Ben Lomond is a short car journey away. The space
Beggars Barn is set in a valley just outside the village of Shutford, is a beautifully renovated country residence set in 3.5 acres of land, featuring an 18-metre-long heated swimming pool (heated April to mid Oct), hot tub, Arctic cabin with internal BBQ, games/cinema room with large screen TV, plenty of seating and 6ft snooker/pool table, table tennis, separate gym and beautifully maintained gardens. The house consists of a very large kitchen with fitted Smallbone kitchen, with large dining area leading to a snug. All the crockery and glassware is Villeroy & Boch or Wedgewood. There is a stylish drawing room with large open fire place with interconnecting doors opening into the dining room with a table that seats up to 16, within the dining room is a music area with Yamaha piano. The main living area of the house has marble tiled flooring throughout and a sound system. The bedrooms include two master suites with Super King size beds (one is zip and link), dressing areas and bathrooms, there are 2 double rooms with Super King (or twin beds) by the family bathroom, a Super King or Twin bed in the downstairs bedroom, and another ensuite bedroom with Super King or Twin in the main house.In the Summer House, there is a double bedroom and a twin bedded bedroom that share a new bathroom. The Summer House has a lounge/dining/kitchen area. It is located by the pool which is about 50 meters from the main house. There is a pool house which also contains a small gym which has a Nordic elliptical (3in1) cross trainer, rower, vibration plate and weights. The outdoor living space has huge sofa suites, large fire pit which is also a wood BBQ, gas fired BBQ plate, 1m round paella dish (gas), large sun umbrellas, and outdoor dining table and chairs and sun loungers.The Stables annexe offers a games/cinema room, with a 3in1 games table, (Pool, table tennis and air hockey) 75″ TV screen with HDMI cable, BT Sports and Sky, ample seating, music system with bluetooth enabled Bose Speakers, bar and bathroom with shower. There are two luxury sofa beds so this room can become bedroom 11 if required.There are two ensuite bedrooms in the Annex, they can be twin or king size beds (zip and link).

The space
A perfect retreat, Crayke Manor is regarded by many locals as the most beautiful home in the County. Not only the cosiness and solidness of the Manor itself but the way it proudly sits in its 17 acre surroundings. Near enough to the nearby village to stroll to the pub and far away enough to have ones own privacy and tranquility.

Getting in:
Guests can have access to the 1 acre garden, 16 acres of grounds and the stables. Whilst the Manor contains 9 x bedrooms, it can feel just as cosy and welcoming when only a few of the bedrooms (say on 1st floor only) are occupied. For larger groups, there is also a 1-bed cottage (sleeps 2) and a 3-bed cottage (sleeps 6-10) on-site as additional options (not included). Please note that use of the covered barn for an event warrants an extra charge -please request further information.

Extra bits:
Guests have enjoyed tailoring the occasion to suit their tastes; dressing-up the covered barn, erecting marquees on the lawns etc. Should you wish to come and visit the Manor prior to any booking, you are most welcome to do so. We should advise you, however, that parties and events are not allowed.
