The space
Set in 70 acres of beautiful parkland, THE COTSWOLD MANOR ESTATE is a superb venue for family and friends celebrations.Our properties all include a private garden with exclusive use of a hot-tub, picnic tables and BBQs. Each is uniquely designed and converted to ensure all guests can dine and socialize together.Guests have shared use of our popular Games Barn, which includes pool table, table tennis, air-hockey, table football and numerous sports equipment.The parkland has three wildlife ponds, streams, vineyard, orchard and a bluebell wood. Large, closely mown fields can be used for a number of activities including Zorbing, archery, Laser clay pigeon shooting (laser not shot), personal trainers, ball sports, team building activities and more.A perimeter walk of nearly 3 miles has been created, and those interested in wildlife will be delighted to see Barn, Little and Tawny Owls, Buzzards, Sparrowhawk, Kestrels and Red Kites. The ponds are home to Ducks, Mute Swans, Cormorants, Coots, Moorhens, Herons, Woodpeckers, Egrets and spectacularly coloured Kingfishers.Dogs are very welcome (surcharge applies)

Three properties each with its own optional salt water hot tub, each sleeps 6 people. Granary is well suited to persons who are challenged by their mobility. The ground floor is wheel chair friendly, with wide door openings, all facilities are on one level. The cottages combines a robust eco-friendly ethos with a high standard of accommodation to provide guests with everything needed to relax and unwind.
The space
Sitting in a beautiful rural location just ten minutes from historic Stratford-Upon-Avon, and five minutes from the popular Gastro pub of the year, The Broom Tavern. This welcoming holiday base is an excellent place for exploring Central England. With space for 3 x 6 people in three king-size, four double, six single beds in nine separate bedrooms across three separate properties. Each property is adjacent to each other and has its own garden. Therefore you can be together or have your own space or a mix of the two. There is ample secure off road parking. Open-plan stylish living area with plenty of space to cook, dine and relax in each of the three kitchens which are well equipped with microwave, electric oven/hob, fridge, freezer, a good complement of utensils and cooking equipment and granite worktops adding a touch of luxury. Comfy seating allows you to relax in front of the wall-mounted television with Freeview channels to each of the open plan living areas and to each of the nine bedrooms.
Getting in:
Guests are welcome to access all parts of the farm apart from the owners garden, house and barn unless taking part in a workshop. There are many local walks to try with mini laminated maps in the properties to help you track your route. The sheep on the whole are tame and love to have some fuss and a good head scratching. You are welcome to collect your own eggs for breakfast and instructions on how to do this can be found in the honesty stall by the children’s play park. Before you arrive we will notify you how to gain access through our electric gates. This helps to keep children safe, they are free to run around safely but must be mindful of others when letting off steam.

Add A Salt Water Hot Tub to your Stay?There is a salt water hot tub to the Granary, Shepherds View and Coach House gardens. It is available for your own personal use at an additional cost of ?150 per stay per hot tub payable locally. We empty the Salt water hot tub and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied. ?We have chosen a chemical free Hot spa which is in line with our green policy. ?It is a fantastic place to sit at night watching the stars.Dog Facilities.Please note before your pet is allowed to come on your holiday with you there must first be a conversation with us. We need to know the size, age and breed of dog and that you agree to our terms & conditions as detailed below.With prior consent we do accept a maximum of 2 dogs to the Granary and Coach House. They must be fully vaccinated. They are not allowed in any of the carpeted areas nor on the furniture, this basically excludes the bedrooms. Please do not use the bed throws for the dogs they are nightmare to get the hairs out of. You have gated access to the property and a private garden for tiny dogs they may be able to squeeze through the rails, so it is your responsibility to be vigilant when they are in the garden. We ask that you bring provision to towel down your dog after walks etc. We have a dog poo bucket to enable you to clear up after your dog. Dogs are not to be left unattended in the property. Provision must be provided by you for sleep time. They must be kept on a lead around livestock. There is an additional charge of ?50 per property payable locally.Air Rifle shootingWe can offer Field Target Air Rifle shooting and coaching from beginners upwards. The cost for the activity is just ?50 per hour for 2 guns for as many people as you like payable locally. All persons must have the ability to follow basic instructions and be mindful of safety. Children must be accompanied. Availability is dependant on your and our time and of course the weather. Farm work: There is the opportunity to get involved in sheep work and chicken husbandry. Sheep work is particularly interesting during lambing which generally starts on and around 1 April. Collecting eggs for breakfastThis is dependant on the time of year. Hens dont lay as many eggs during the shorter winter days. Please feel free to collect your own eggs for breakfast. You will find instructions in the honesty stall located by the childrens play park.Honesty stallLocated by the childrens play park. Clopton Courtyard is a beautiful series of unique barn conversions, which overlook a tranquil courtyard in the heart of the Cambridgeshire Countryside. With access to a wonderful wood burning hot tub and gorgeous views of the countryside from the back of the property, this is a perfect place to celebrate, relax and unwind. With Cambridge just 20 minutes away by car, Clopton Courtyard provides an excellent spot from which to explore this historic city.
The space
Clopton Courtyard is set in the midst of the beautiful Cambridgeshire countryside. The six barns have been built with an eco conscience, with timber frame structures and recycled building materials. They are also fuelled by a biomass boiler using renewable energy (which keeps the underfloor heating toasty warm). Each main barn has its own unique name, character and style, with 2 bedrooms, 1 bathroom and an open plan living area and kitchen. Matilda Studio offers open plan living and sleeping, while The Sheringham Hut provides a contemporary glamping space. There is also plenty of outdoor space in which to venture and relax, with lovely undisturbed views of the open countryside. You can sit and watch the horses in the livery next door or read a book in the sun trap courtyard.With Cambridge only 12 miles away (15-20 minute drive), it is easy access into the centre by car for those wanting to explore this historic city, but looking for a quiet and peaceful holiday or work environment. There is also plenty to do locally, with Burwash Manor and Wimpole Hall close by, along with lots of tasty gastro pubs.Clopton Courtyard is fully equipped for those looking for self catering accommodation but who want a little bit of extra luxury and peace. Please note that we have an 11pm outside curfew. Therefore, any evening socialising must take place inside after this point, with windows and doors shut. This is to avoid other guests being disturbed and also to ensure the nighttime is peaceful for the horses in the livery and our next door neighbours who are elderly. We do not under any circumstances allow outdoor music or PAs at any time during the day or evening. If these rules are broken and we receive complaints from other guests or neighbours regarding your group, an immediate ?100 fee will be charged. A ?70 fee will also apply if our check out instructions are not followed and any excess cleaning is required. We have had problems in the past with guests not following these rules so now feel it is important to share this in advance. Please share with the rest of your group to ensure everyone is made aware of these policies. We want everyone to enjoy themselves but it is essential that all guests have a lovely stay, whether they want peace or wish to celebrate. And we must respect our neighbours.

The bedrooms offer something for everyone. From the huge master suite with its own fireplace, antique furniture and its ensuite. The ensuite boasts a freestanding bath with book-matched marble backdrop and a large walk in rain shower. The queen room with its pleasant views offers its own ensuite with bath and stylish sink, alongside its antique wooden bed and wardrobe space. The junior room has two single beds. The book tree and boat inspired lights make this the perfect place for kids or those who are young at heart. The top floor offers more bedrooms so you can accommodate everyone you need. There is a double bedroom with views over the valley and its own mezzanine supported on 300 year old oak beams. Another bedroom has space for two guests in a double bed and door built from ships timbers. The main bathroom offers a bath and shower with massage jets, marble floor and modern fittings.There are two lounges, the main one is a generous ten metres by five and the second five metres by five. While the library also has seating and a wide array of books.The Kitchen is fully equipped with everything you should need for your stay. Dishwasher, large American style fridge freezer, separate drinks fridge, 5 burner range cooker and dual oven are all included for you to use. Dont want to cook? No problems, the Indian takeaway gets 5 stars and is just a 30 second walk away. There are multiple dining spaces, the kitchen, the servants dining room or the main dining hall. The large dining table provides a communal dining experience for all, while the pool table and board games offer something for everyone.

Bella Vista is located across the road from the LLandudno promenade, pier and sea front and only just one minute walk to the town centre.We have 11 en suite bed rooms that can sleep up to 23 people, 3 lounges and conservatory, a large kitchen and store room so this is perfect for a large group. Balvonie House was built in 1906 for a wealthy Glasgow family. The rooms are appropriately roomy with high ceilings and beautiful features. The house has been subject to a full 10-year renovation to restore and enhance its unique features while bringing it into the 21st century. Each room has been uniquely designed by an interior designer to showcase the proportions and period features. Thankfully, modern heating & plumbing keeps the house just as toasty as you want it to be. There are also 2 wood-burning stoves to add to the ambiance.
