The Manor is a Grade II listed farmhouse, set in the rural setting of Shiningford Farm. The private hot tub and log fire make for a relaxing countryside getaway for up to 19 guests.Shiningford Manor is a traditional countryside house with exposed beams, a log fire, and a farmhouse kitchen that features an AGA (and dishwasher!) to make for easy self-catering.With 9 bedrooms & 3 ensuite bathrooms and 3 further shower rooms and is dog- & family-friendly.Each bedroom can be arranged as either a twin bedroom or a double bedroom, just let us know your preference.The Manor also provides a lounge, kitchen and dining room.There are 3 buildings at Shiningford Farm, which share the outdoor swimming pool. This is open until 31st October, and then will close for winter as it is unheated. Shiningford Manor has a private garden and hot tub, that is open all year round.There is also car parking, and a shared garden at the front with a children’s play frame.

Getting in:
You’ll have exclusive use of the house, although the number of bedrooms and bathrooms left open for you is dependent on the number of guests in the reservation. For Xmas we can accept 3 households. We’ll open up 1 bedroom and bathroom for each 2 guests. 8 bedrooms can be twin singles or double rooms and two have extra single beds, the 9th bedroom is single, just let us know what you require.

Extra bits:
The Manor is a pet-friendly venue, with an extra charge of ?20 per dog.We ask that dogs are kept off the sofas and beds. Please message us with how many dogs you’ll be bringing in advance.We can provide a travel cot and high chair, just request them when you make the booking. Remember to bring bedding for the travel cot.

Guests have total and exclusive access to the whole of the farmhouse and surrounding gardens, summerhouse, garage and carpark, there is no shared access with complete privacy The farmhouse is situated in a rural setting and has its own private driveway ,with the nearest neighbour being a small field away. All the guest facilities are all cleaned to a very high standard following infection preventative guidelines as per EU & UK government rules ( 2020) .The gardens are extensive, surrounded by trees and hedges with beautiful views reaching out over the Shropshire hills and the corvedale. The house has its own private gravel drive way and car park area with a spacious wooden garage available for 4 vehicles with ample parking outside for a further 6-7 vehicles.The farmhouse is surrounded by a large , beautiful patio area for outside dining , with a charcoal BBQ area , a hot tub , a large seating and dining area . With plenty of space for relaxation. including a separate seating area in the garden with its own fire bowl . From the patio there are well lit sweeping steps that guide you to a large summer house with ample room to sit and rest with a pool table and bar area . This property is ideal for for all ages that just want to chill and enjoy different areas of the garden to aid privacy and relaxation. We have swings and bespoke wooden swing boats for all ages with a trampoline . The HouseIn the house there is an outstanding open kitchen with granite/quartz worktops and a double AGA cooker dishwasher and larder fridge.leading to a big dining room with beautiful oak floors and 2 large dining tables that can be joined together or separated . The kitchen is fully equipped for catering with pots, pans , mixing bowls, baking trays, dishes, cutlery, tableware, food mixer and blender, fat free fryer, bread machine, health grill, expresso machine, filter coffee machine, extra toaster and extra kettle .There is a wine fridge and hot cupboards for keeping food hotLeading from the kitchen there is a separate laundry room with a washing machine and tumble drier . with an American fridge freezer for extra fridge and freezer space.The back lobby has a modern toilet and walk in shower room There is also a bedroom downstairs with a king size bed , chest of drawers , TV with freeveiw and wardrobe. this is ideal for guests that have difficulty climbing stairs.There is an oak floor hallway leading to two stunning reception rooms that can be turned into one large reception room by way of a sliding door, with ample seating . Due to government restrictions we are not allowed to host eventsThere are specific Health and safety rules that apply to the use of the hot tub we ask all guests to read and abide by the rules displayed in the property before using the hot tub.Fake tan will damage the hot tub , any guests wearing fake tan will be asked not too use the hot tub.If you require extra towels for the use of the hot tub there will be a small charge but all guests are welcome to bring there own towels / robes.Please bring suitable footwear ie.flip flops etc to use between the house and the hot tub

A newly fitted kitchen dines all guests together and includes an electric range cooker, American style fridge/freezer, two additional drinks fridges with bar, dishwasher, washer/dryer and microwave. Ultra fast (300Mbps average) WIFI is provided, a 55 inch HDTV in the sitting room and TVs in some bedrooms. Digital electric radiators throughout and mostly oak flooring to ground floor.

The house is accessed by a private drive and stands by itself in beautiful grounds.

Getting in:
Guests have access to all the house with the exception of the Ground floor of part of the North wing, which is being developed for more facilities. The garden and walks in the surrounding woodland.

The dining conservatory leads to a walled courtyard and a Hot Tub. Situated opposite the park and a few minutes walk to the pretty market town of Ashbourne.

The space
Plenty of space for living and dining within this house, with beautiful high ceilings and lots of natural light. The private courtyard has a hot tub, and the kitchen contains a bar and karaoke machine, so your group will never get bored! During this current time bedrooms will be reduced to suit your numbers. 8 of the bedrooms have the option of being double or single beds,some have beds for 3 guests, and there is also a bunk bed room and double room. Just let us know what you require in advance.

Getting in:
10 bedrooms, 8 wet/ bathrooms, large dining conservatory, lounge, kitchen , games room and starlight bar area, plus the courtyard with hot tub.The number of bedrooms and bathrooms accessible will be dependent on the number of guests in the reservation.

Extra bits:
Most of the bedrooms can be superking or twin bedroom. We can provide a ramp for wheelchair assisted, please ask us. We can leave a travel cot and high chair, just request these in advance and bring bedding for the cot.The hot tub maybe emptied, cleaned and refilled on a Wednesday and/or Friday between 7am and 4pm. Therefore, the hot tub may not be up to temperature until late evening. Please bear this in mind if your stay is over a Wednesday or Friday. We recommend bringing a pool towel for the hot tub.
