This beautiful period property dates back to the Strode-Barrington family who lived here in the 16th century.  It has been recently renovated to offer modern amenities in comfortable historic surroundings.  The drawing room offers a large socialising space with deep comfortable sofas, a games table, bar and additional seating.  There are a selection of board games, a games console, Netflix and other streaming services alongside the wireless broadband.  The bedrooms offer plenty of accommodation for up to 18 guests (2 additional guests can be accommodated on request) with 7 bedrooms, most boasting ensuite bathrooms.  The bedrooms offer such features as four poster beds, pearl inlay woodwork, intricate carved headboards and a log burner. The dining room offers seating for 14-18 guests around the large dining table with plenty of crockery and glassware for all.  The kitchen has an American style fridge freezer, a separate free standing drinks fridge, a dishwasher and electric cooker all fitted around the worktop manufactured from recycled glass bottles.   The 6 bathrooms have been recently updated with beautiful Calacatta marble and limestone alongside new fittings.  The leisure facilities offer something for everyone.  Whether it be the large premium hot tub with jets, fountains and waterfalls, or the games room with something for all ages.  This property offers the perfect place to celebrate with your friends and family.

Open the main front door into a stunning spacious hallway to access to all of the ground floor rooms. Featuring 7 bedrooms, kitchen with large fridges and dishwasher, dining room with large dining table and drawing room for entertaining, this has everything you would need for your country escape. In addition it has a lounge, games room and premium hot tub to offer comfort and enjoyment for all.

The drawing room is a generous 32m squared and offers a fireplace and beautiful large windows. The bedrooms feature tall ceilings, original features and beautiful furniture. The dining room has a large farmhouse dining table. The kitchen boasts an American style fridge and freezer, a separate drinks fridge, a dishwasher and electric oven.

The lounge is large and light, features an original fireplace and can be used as one of the bedrooms if required. The games room offers a good selection of games in addition to the games console and board games available in the drawing room. The garden is large and offers space for outdoor games to keep all of the family entertained.

The property is for your exclusive and private use during your stay.

Guest Access

You have your own private entrance which allows 24 hour check-in, we leave the key in a lock box (code supplied via email).

Interaction with Guests

We are available via call/text. We like to give our guests as much privacy as they like, therefore the keys are left in a secure location so you can check-in and check-out whenever you wish.

The Neighbourhood

Downside is located between Wells, the smallest city in England and the charming historic market town of Frome.  There is a huge array of local activities including Wookey Hole, Cheddar Gorge caves, Longleat Safari Park, museums, water based activities and much more. Wells is just over 10 mins away and has a huge amount to offer for any group of friends of family. Bath is around 25 minutes from the property (subject to traffic) and has an array of cultural sights and vibrant nightlife. Frome is 20 minutes away and offers access to a great selection of eateries, markets, parks, walled gardens and old cobbled streets.

Clopton Courtyard is a beautiful series of unique barn conversions, which overlook a tranquil courtyard in the heart of the Cambridgeshire Countryside. With access to a wonderful wood burning hot tub and gorgeous views of the countryside from the back of the property, this is a perfect place to celebrate, relax and unwind. With Cambridge just 20 minutes away by car, Clopton Courtyard provides an excellent spot from which to explore this historic city.

The space
Clopton Courtyard is set in the midst of the beautiful Cambridgeshire countryside. The six barns have been built with an eco conscience, with timber frame structures and recycled building materials. They are also fuelled by a biomass boiler using renewable energy (which keeps the underfloor heating toasty warm). Each main barn has its own unique name, character and style, with 2 bedrooms, 1 bathroom and an open plan living area and kitchen. Matilda Studio offers open plan living and sleeping, while The Sheringham Hut provides a contemporary glamping space. There is also plenty of outdoor space in which to venture and relax, with lovely undisturbed views of the open countryside. You can sit and watch the horses in the livery next door or read a book in the sun trap courtyard.With Cambridge only 12 miles away (15-20 minute drive), it is easy access into the centre by car for those wanting to explore this historic city, but looking for a quiet and peaceful holiday or work environment. Getting in:
All communal areas including wood burning hot tub (except Sunday night & Monday day), BBQ facilities, large dutch barn with picnic benches and views of the country, the courtyard and any barns that you choose to book. Please note that during the pandemic our hot tub is open every day but access is only between 5pm – 11pm.

Extra bits:
Please note that we have an 11pm outside curfew. Therefore, any evening socialising must take place inside after this point, with windows and doors shut. This is to avoid other guests being disturbed and also to ensure the nighttime is peaceful for the horses in the livery and our next door neighbours who are elderly. We do not under any circumstances allow outdoor music or PAs at any time during the day or evening. If these rules are broken and we receive complaints from other guests or neighbours regarding your group, an immediate ?100 fee will be charged. A ?70 fee will also apply if our check out instructions are not followed and any excess cleaning is required. We have had problems in the past with guests not following these rules so now feel it is important to share this in advance. Please share with the rest of your group to ensure everyone is made aware of these policies. We want everyone to enjoy themselves but it is essential that all guests have a lovely stay, whether they want peace or wish to celebrate. And we must respect our neighbours.
